The Build Quality Doesn’t Hold Up to Scrutiny

An ADU built with budget materials or by a crew that cut corners on framing, weatherproofing, or mechanical systems will look fine to the eye but fail inspection.   • Do not attempt any work on the electrical panel or gas connections yourself. If you suspect the unit has wiring or gas line problems, treat those areas as off-limits until a licensed professional assesses them. These are genuinely dangerous and are not DIY territory.
  • Find your original purchase documents. If you bought the property with the ADU already on it, look for any disclosure statements, inspection reports, or title notes that reference the unit. These often contain clues about permit status or known issues.
  • Write down your goals. Are you planning to rent the unit, house a family member, or sell the property? Knowing your intended use helps the builder recommend the right approach – a long-term rental unit is finished differently than one intended for multigenerational family living.
