Do I need construction experience to own a Benson ADU Builders franchise?

No, you don’t need to be a builder. The strongest franchisees come from backgrounds in sales, operations, property management, or project management. You need to be comfortable talking to homeowners, reading a P&L, and holding subcontractors to a schedule. We train you on the technical side: plan review, site evaluation, and what makes an ADU pencil out. What we can’t train is the willingness to show up prepared, which is non-negotiable in this brand.

What is the total investment to open a Benson ADU Builders location?

Total investment typically runs between $180,000 and $350,000 depending on your market’s real estate costs, initial staffing, and how much equipment you choose to own versus lease. That range includes the franchise fee, working capital for the first several months, a build-out for a small showroom or office, vehicles, tools, and initial marketing spend. We walk every candidate through an Item 7 breakdown line by line before you sign anything. No one should write a check based on a presentation slide.

Can I finance the franchise fee or startup costs?

Benson ADU Builders does not provide financing directly, so plan on bringing a liquid capital position in line with our FDD requirements. We’ll introduce you to lenders who have worked with residential construction franchises before, but any financing relationship is entirely between you and the lender. What kind of territory or exclusivity does a franchisee get?

Each location receives a defined territory based on population, housing density, and ADU permit volume in the area. The exact boundaries are set before you sign and written into the franchise agreement. You won’t be fighting another Benson location across the street. That said, we’re not selling “lifetime locks” on giant regions – territories are sized so an owner-operator can actually service them well, which is better for the brand than a big empty map on a wall.

How long does training take and what does it cover?

Initial training runs four to six weeks, split between classroom time at a Benson training location and field time on active job sites. You’ll learn pricing and estimating, how to read local ADU regulations, prefab partner specs, contract walk-throughs, and customer communication standards under The Relay Visibility Guarantee. But the real training is the first three builds you run, and your support rep is on site or on the phone for every one of those. You’re not sent home with a binder and a good-luck handshake.

What ongoing fees or royalties do franchisees pay?

Franchisees pay a royalty based on gross revenue and a brand fund contribution, as described in the Franchise Disclosure Document. The royalty percentage is in line with service-brand norms. There are no surprise per-lead fees from a corporate call center, and we don’t take a cut of your local marketing budget. We believe overhead should be low enough that an owner-operator can survive the first year, which the industry’s fee structures don’t always allow.

How long does it take to open a Benson ADU Builders location from signing to first project?

Plan on three to five months from lease-signing to a job site, depending on how quickly you line up your general contractor, secure permits for your office if needed, and complete training.
