When a Dvele CORE unit goes down on that uneven surface, the mini-split drain line loses its slope, water backs up, and you get a wet ceiling stain or worse. We correct the unit’s leveling and re-route the condensate line so gravity actually works.
  • Roof membrane scuffing and UV degradation on flat-roof profiles. Multiple summers of San Fernando Valley sun are brutal on Dvele’s flat-roof membranes. We inspect for micro-cracks and scuffs that let water in slowly over time, then patch or replace the affected membrane section before it becomes a structural problem.
  • Electrical panel capacity failures on all-electric Dvele systems. Dvele’s all-electric design draws more than an older 100-amp Los Angeles service panel wants to give. A caisson is a deep, drilled concrete pier that anchors the building to stable soil or rock below the surface, unlike a flat slab that just sits on top of the ground. Why does that matter? It changes the entire crane and permit sequencing. On a flat lot in Riverside or Irvine, a Dvele panel drops onto a prepared slab in a morning and you’re waterproofed by afternoon. In Los Angeles, especially in neighborhoods like Tarzana where lot slopes push past 2:1, the foundation has to be engineered, drilled, inspected, and cured before the unit ever arrives. That’s an extra two to four weeks, and it changes what you need from your crane operator. If the crane picks before the caisson inspection is signed off, you’re doing it twice. We sequence around this because we’ve done it in Los Angeles, not just read about it.

In Tarzana, we installed a Dvele LUMEN ADU on a sloped lot where the original slab-on-grade plan had to be swapped for a caisson foundation to meet LA’s hillside grading code.
