Boxabl Junior ADU Conversion: The Los Angeles Owner’s Guide
Benson ADU Builders stocks and installs Boxabl-compatible junior ADU conversion components across Los Angeles, with most units running between $850 and $2,400 installed depending on what failed and which Boxabl series you own. We typically complete a swap the same day we diagnose it, and every quote is a written, line-item price before we touch a single fastener. Most Los Angeles owners discover the problem the way you probably did: a door that suddenly binds, a panel seam that won’t align, or a weather seal that starts peeling after two summers of Inland heat.
We’re an independent service provider, by the way. We build with Boxabl products and stock compatible components, but we’re not affiliated with Boxabl the company. That matters because it means we’ll tell you straight when an aftermarket part does the job better than the OEM version, and when it doesn’t.
Which Boxabl Models This Applies To

The Boxabl junior ADU conversion components we stock cover the Casita line and the newer modular accessory units that hit the Southern California market over the last few years. The compatibility gotcha most owners run into is this: Boxabl units built before 2022 use a different corner-post connection spec than the current production run. If your unit’s serial label shows a manufacture date before mid-2022, the conversion hinge assembly is not cross-compatible with the post-2022 part, and forcing it will misalign the fold-lock mechanism. Check the label on the inside of the main access panel: you’re looking for a four-digit date code. Write it down before you call anyone.
OEM Boxabl parts are solid, but honestly, for weather seals and exterior gaskets we prefer the aftermarket equivalents made for the Southern California climate. The OEM seals are rated for generic exposure and they start hardening around year three in direct Los Angeles sun. The aftermarket EPDM seals we stock hold up closer to six or seven years in the same conditions. For anything structural, including the conversion corner brackets, hinge pins, and fold-lock assemblies, we stick with OEM spec. That’s not a place to save forty dollars.
How to identify your part before you call
Open the main access panel and look for a small stamped tag on the interior frame rail. You’ll see a model prefix: CJR-1, CJR-2, or CJR-3. That prefix tells us which conversion kit generation your unit uses. If the tag is gone or unreadable, measure the hinge pin diameter with a caliper: 12mm means the CJR-1 or CJR-2 series, 14mm means the current CJR-3. Having either piece of information ready when you call (903) 568-7222 saves a trip and gets your price faster.
Signs Your Boxabl Junior ADU Conversion Is Failing
- The fold-lock sticks or won’t fully engage. This is almost always a worn hinge pin bushing. What starts as a little extra effort to close the unit turns into a lock that pops open under light pressure. The bushing is a $12 part that takes about 40 minutes to swap.
- You see daylight at the panel seam. That’s a failed exterior gasket or a slightly warped corner bracket. Los Angeles sun is brutal on the seals, and once a gasket goes flat, water gets exactly where you don’t want it. If you catch it early, it’s a gasket replacement. If you wait, you’re looking at interior panel repair too.
- The door binds at the top corner. A low or sagging corner post. Boxabl units on unlevel Los Angeles lots can settle unevenly, and the conversion hinge assembly takes the strain. We see this most often on hillside lots in Echo Park, Silver Lake, and Mt. Washington where grade changes by several inches across the pad.
- You hear a metallic rattle when the unit shifts or when the door moves. That’s usually a loose hinge pin retention clip. Cheap fix if you catch it, but if the pin walks out entirely, the door can drop and damage the corner bracket.
- The exterior seal is cracked or peeling away from the frame. Total seal failure. In LA, you get about three to five years out of an OEM seal before this happens. Aftermarket EPDM seals push that to six or seven. Either way, the replacement is straightforward and we keep them on the truck.
Replacement Cost & What’s Included

Here’s what Boxabl junior ADU conversion work actually costs in Los Angeles, installed, with our labor included:
| Replacement | Typical Installed Price |
|---|---|
| Flip-lock bushing kit (single hinge) | $185 – $280 |
| Exterior weather seal set (full perimeter) | $340 – $520 |
| Hinge pin assembly (OEM spec) | $420 – $610 |
| Corner bracket and alignment | $650 – $950 |
| Full conversion hardware refresh | $1,400 – $2,400 |
What drives the spread in Los Angeles is mostly access. If your unit sits in a tight side yard in West Adams or a hillside pad in Glassell Park, our techs work slower and more carefully, and that shows up in the labor line. You get the number up front either way. Every quote is a written, line-item price with the parts and labor separated, and the 365-Day Done Right Promise covers the swap: if something we fixed fails within a year, we come back and make it right at no charge. That’s in writing too.
DIY or Call Us?
Here’s the honest split. You can safely tighten a loose hinge pin retention clip, clean debris out of the fold-lock track, and visually inspect the weather seals for cracks. That’s about it, and those are worth doing every few months. The fold-lock mechanism and the hinge assembly, though, are under tension when the unit is folded, and a slip with a pry bar against a sprung hinge pin will do serious damage to your hands or the panel. Release the tension wrong and the door drops fast. We’ve repaired enough homeowner attempts in Los Angeles to say this plainly: the conversion hardware is not a weekend project. If it’s more than a loose clip or a visual check, call us at (903) 568-7222 and let a trained tech handle it. You’ll get a written price before we start, and the job will be done before your afternoon is.
FAQs

Weather seals generally last three to five years in the direct Southern California sun before they harden and crack; aftermarket EPDM seals push that to six or seven years. Hinge pins and bushings, with normal use, hold up six to ten years. If your unit sits on an unlevel lot or gets constant high-wind exposure, expect the shorter end of those ranges. Give us a call at (903) 568-7222 and we’ll assess what you’re working with, no charge for the estimate.
Some components can be repaired: a sticking flip-lock often just needs cleaning and a new bushing rather than a full assembly swap. But bent hinge pins and warped corner brackets are replacement-only items. We’ll always quote the cheaper viable option first, and the written estimate will say exactly which approach we recommend and why. Call (903) 568-7222 to schedule a diagnosis.
Most Jr ADU conversion replacements run 40 minutes to two hours depending on the part and access to the unit. A full conversion hardware refresh takes closer to half a day. We’ll give you a realistic window when we schedule, and our techs show up in uniform, background-checked, and ready to work.
Our trucks carry common Boxabl conversion components: hinge pin assemblies, bushings, retention clips, and full weather seal sets for all three CJR series. Less common parts like complete corner brackets may require a one-to-three-day order window depending on availability. Either way, call (903) 568-7222 and we’ll confirm what’s on the truck and what the timeline looks like before you commit to anything.
If your Boxabl unit needs a conversion fix, call Benson ADU Builders at (903) 568-7222 for a free estimate. We’ll give you a written price before any work starts, a live person will answer the phone, and you’ll know exactly who’s showing up at your door. We also work with Abodu, Cover, and Dvele prefab products if you’ve got more than one unit in play. Every promise goes in writing before a single shovel turns.
